Tenant Fees

  • £250.00
  • This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right- to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing)
  • Equivalent of one months rent.
  • This is held in a third party government backed Deposit Protection Scheme (DPS). This covers
    damages or defaults on the part of the tenant during the tenancy.

Tenant will be charged by the Landlord agent £75.00 for rent that is
7 days late or more. An additional £75.00 is chargeable for every
subsequent additional 7 days that rent is late)

  • Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

  • To cover the costs associated with taking landlord’s
    instructions as well as the preparation and
    execution of new legal documents.
  • Equivalent of one weeks rent
  • To cover the costs associated with taking landlord’s
    instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
  • If the tenant provides less than two months’ written notice via email at any point during the tenancy, a deduction equivalent to three weeks’ rent will be withheld from the return of the deposit.
  • Should the tenant wish to vacate the room before the fixed period ends, they have two options:
    1. Find a replacement tenant to commence a new 12-month contract.This is dependent on referencing and suitability from the agency (a single professional only who meets affordability criteria
    2. Alternatively, pay a fee equivalent to one months deposit to terminate the agreement, reflecting the costs incurred by the agent in securing a replacement tenant.
  • If the tenant successfully finds a replacement tenant, a deduction of one week’s rent will be made from the return of the deposit.
  • In the event that the tenant provides less than two months’ written notice via email and leaves before the fixed term without finding a replacement tenant, the tenant will forfeit the return of the deposit or the equivalent of one month’s rent plus be liable to pay an additional fee equivalent of two weeks rent.
