Our Guide to Selling

With strong local knowledge and connections, no detail is overlooked. We are proactive throughout the entire sales process from start to finish, working together with our clients to achieve their goals and aim to exceed our client’s expectations.

The Valuation

How much is your home worth? It’s vital to get an accurate valuation to achieve the best possible price in a timescale to suit your needs.

First Impressions

Creating the right impression is very important when selling your property. We can give you advice and guidance on how to create the best ambience within your home.

The best agents will only use the highest quality images and video to promote your home. First impressions do count.

EPC and Floor Plans

Energy Performance Certificates and Floorplans are carried out by a local Energy Assessor.

Our state of the art technology goes to work matching suitable buyers to your home. Matching people and property is our job – we will phone, text and email suitable buyers for your home.

Sale Boards

We understand that the ‘FOR SALE’ board still proves itself as a strategic way of advertising your home. It generates interest through word of mouth from neighbours and passers-by to potential buyers.

Social Media

In today’s modern digital world, we are very active on social media platforms Facebook and Instagram.

Accompanied Viewings

Business owner Andrew Simmonds will accompany all viewings around your property giving viewers the best and most informed experience around your home.

When an offer is submitted we will guide you through every step of the process. We will clarify the chain details if any and request financial proof that the purchase is achievable. We will negotiate to achieve the best possible price for you.

Accepting an Offer

When an offer is accepted, we will suggest our recommended solicitors to act on your behalf and notify the buyers solicitor of all the relevant details.

Keeping You Informed

Once solicitors are instructed one of the team will regularly report to you with updates on your sale. Your buyer may need a mortgage valuation or a more detailed survey. They will also need to pay for the local authority searches. Your solicitor will need to prepare and issue a draft contract to the buyers solicitors who will then need to raise additional enquiries. This is standard procedure, and of course required throughout the whole chain.

Exchange of Contracts

When both solicitors are ready and all involved have agreed a mutual completion date, your solicitor will request relevant fees and deposits to be held on account in preparation of exchange of contracts. When this happens, we will contact you and confirm the completion date and offer further advice recommending removal companies etc.

Completion Day

From having your offer accepted or agreeing the sale of you own property, there is likely to be between 8 & 14 weeks in between. If you are selling with us, we request that you deliver your keys to our office when your removal company have packed your items in their vehicles and have finished. If you are buying with us, we will contact you once we have received notification from the vendors solicitor giving authority to release keys – you are then welcome to call into our office to collect the keys to your new home.

The London Tenant will effectively become your tenant, guaranteeing you a fixed monthly rental income regardless of whether the property is empty or the tenant stops paying.

No void periods, no rent arrears, no commission, no setup fees or any other ‘hidden extras’. No need to deal with the tenants at all. We can be flexible with payment dates, contract lengths and start dates.

We pay the rent even when the property is empty so there are no void periods. With the average void period between tenants being 60 days, this will maximize your annual rental yield.

We guarantee that your property is let to professionals ONLY, who have been correctly vetted.

If the property is in need of a little TLC or furniture, we will cover the costs for you.

It is in our interest to maintain the highest condition of the property. We ensure that the property will receive weekly cleaning and inspections.

No more calls in the middle of the night from the tenants as our dedicated property management team will take care of this for you.

There are no charges for setting the contract up, no tenant introduction fees, no commissions and no ‘hidden extras’ to pay.

As a professional tenant we guarantee to pay your rent on the same day each month.

There is often need for court action to evict a tenant or recover unpaid rent which can be expensive and stressful. We will meet all the legal costs and manage the process whilst you continue to receive your rental payments.
